This property in a nutshell

Only 6km from the lively town of Beaumont de Lomagne, this 200 year old stone property is a tale of two halves.  Originally a Maison de Maître with its adjoining barn, the whole building has been developed into a 6-bedroom home.  The first half is the Maison de Maître, an imposing south facing façade behind which we find original flooring, beams, all the features you expect in a character property.  The other half, originally the barn, has been more recently modernised and consists of large, light and airy living areas with gas central heating.

Currently the house comprises a spacious kitchen diner with access to the shady outdoor BBQ area, light-filled dining room, two sitting rooms, an office, 6 bedrooms, 6 bath/shower rooms and another room which needs renovation.

Set in more than 3,300m² of garden at the entrance to the hilltop village, the property boasts almost panoramic views across the surrounding undulating countryside.  A double garage provides shade for two vehicles, and a well helps with watering the beautiful roses.

This property lends itself to a large family, or to someone who wants to create a B&B or gîte business, or who simply wants the space to entertain family and friends.

The approach

At the entrance to the village, wrought-iron gates open onto a driveway that curves around the brick housing of the well, beneath the shade of a beautiful mature tree, before continuing to the double garage.

Let’s take a look inside

Entering through the original barn, we arrive in a welcoming reception room complete with an inviting bar area. A beautiful arched doorway offers a glimpse of the light-filled dining room beyond. Continuing past a spacious pantry and utility area, we reach the fully fitted kitchen with breakfast area. Positioned at the end of the house, it enjoys views on three sides, making even the washing up a pleasure.

Returning through the dining room, we enter the rear of the original Maison de Maître. A door at the end of the corridor leads directly outside, while to the left is a colourful shower room with WC, ideal for guests or for use after a day spent gardening.

Finally, we arrive in the original entrance hall, where high ceilings, terracotta floor tiles and the elegant staircase showcase the property's character. Here, the traditional Gascon layout is preserved, with the two front rooms currently used as a snug and an office.

A further room, believed to have been the original kitchen, completes the ground floor. Featuring a large fireplace, it offers excellent potential but requires complete renovation.

Upstairs in the original house are two bedrooms sharing a shower room, together with a generous principal suite featuring its own dressing room and bathroom.

Guest accommodation

A separate staircase from the first reception room leads to three ensuite guest bedrooms. Completely independent from the owners' accommodation, these rooms are ideal for visiting family and friends or for use as guest accommodation.

Step outside

In front of the dining room, a delightful garden filled with fragrant rose bushes has been lovingly maintained. Beyond, far-reaching views stretch across the surrounding valleys and countryside.

A covered barbecue area has been created beneath the trees near the kitchen, while a level area beyond would make an ideal location for a swimming pool, subject to the necessary permissions.

Overall

The property has been thoughtfully adapted over the years, retaining the charm of the original Maison de Maître while successfully incorporating the former barn to create a spacious and welcoming home.

It can continue to be enjoyed as a substantial family residence or could easily be divided into two independent dwellings, creating opportunities for multi-generational living or a hospitality business.

What the owners love

  • The moment we saw this 200-year-old Maison de Maître, it was our coup de cœur.

  • Location was important to us. If you draw a cross between Toulouse, Montauban, Agen and Auch, the point where the lines intersect is almost exactly where the house stands. Each city is within easy reach, while Toulouse Airport is just 50 minutes away.

  • The almost 360-degree views create a wonderful sense of openness and tranquillity.

  • The layout offers great flexibility, allowing the house to be divided into two independent living spaces. It works equally well as a family home, a chambre d'hôtes, or for welcoming family and friends while preserving everyone's privacy.

  • We love the character of the house and its many original features.

Who will love it?

This property will appeal to a large family, anyone who enjoys space and character, or those seeking a business opportunity. The house is ideal for entertaining, yet still retains a cosy and intimate atmosphere, particularly in the snug within the original part of the home.

This property enjoys an excellent location on the edge of a pretty village, yet is less than ten minutes from shops and amenities. The amount of space offers enormous flexibility, whether for family life or a business venture. Full of character and surrounded by beautiful views, it captures everything people love about living in this region. Each owner has left their mark on the property and I can’t help wondering what the next owners will do with it.
