This property in a nutshell

Set within a small hamlet of just three properties, this charming stone house is located less than ten minutes from the market town of Saint Clar.

Set in almost 8,000m² of enclosed grounds, it’s very private and boasts open views across the surrounding countryside to the northeast and towards a lake to the southwest.

The main house is a traditional Gascon home, with an entrance hall running the full length of the property. A fully fitted kitchen and two bedrooms lead off the hall, which opens at the far end into a spacious 50m² living and dining room with fireplace and wood-burning stove.

Upstairs, part of the attic has been converted to provide two further bedrooms with sloping ceilings, a shower room, and a landing area overlooking the living space below.

A covered terrace with barbecue area sits just outside the kitchen, with views across the pool and enclosed garden — ideal for relaxed outdoor living.

Opposite the house, a separate group of buildings includes a two-bedroom guest house, a garage and a gym. Positioned behind the neighbouring property, these buildings enhance the sense of privacy while still benefiting from a small, friendly hamlet setting.

The approach to the property

Access to the hamlet is via a shared track. The first house, set up on a rocky ledge and partially hidden by trees, appears almost tucked away. Continuing along the track, this property reveals itself, with woodland to the left and views down to a lake on the right. A third house sits further along, completing this small and discreet setting.

Let’s take a look inside

The layout is typical of a traditional Gersoise home, with the front door opening onto a wide entrance hall. To the right are the kitchen and bathroom, while to the left are two bedrooms. At the far end of the hallway, modern glass doors offer a tantalising glimpse into the impressive living room beyond.

We begin with the kitchen, centred around a large fireplace with wood burner. While the house benefits from gas central heating, the addition of two wood burners brings both charm and practicality. The fully fitted kitchen, complete with a central island, faces north and east, allowing it to fill with soft natural light throughout the day.

Opposite the kitchen are two well-proportioned bedrooms, both enjoying south and south-west facing aspects.

Midway along the hallway, just behind the kitchen, there is a separate WC and a recently installed, well-appointed bathroom featuring a shower and double basins.

At the end of the hall, the glass doors open into a striking 50m² living room. At one end, a fireplace with wood burner creates a cosy space for winter evenings — whether watching television or relaxing with a book. At the other, a dining area is perfectly set up for entertaining family and friends. With the ceiling open to the roofline, the room is filled with light and a wonderful sense of volume.

Upstairs, a landing overlooks the living room below and leads to two additional bedrooms and a shower room. Converted from attic space, these rooms feature sloping ceilings and Velux windows, adding to their character.

Step outside into the gardens

Directly outside the kitchen is a covered terrace with barbecue — an ideal spot for relaxed meals or drinks with friends. It also offers a perfect vantage point over the 12 x 5m swimming pool. The garden is fully enclosed, helping to keep children and pets safe while limiting access to local wildlife.

Across the way

The outbuildings, located just across from the house at the edge of the property, provide a natural buffer from neighbouring homes and enhance the sense of privacy.

Part of the barn has been converted into a guest house, complete with its own terrace and balcony. On the ground floor, there is an open-plan kitchen and living area, a spacious bedroom, a bathroom with shower, and a separate WC. Upstairs, accessed via an external staircase leading to the balcony, is a second large bedroom. This space is ideal for hosting friends and family, or as a potential rental opportunity.

Adjacent to the guest house is an impressive 77m² garage, along with an additional room currently used as a gym.

  • Very private but with two neighbours so no feeling of isolation,

  • Close to the market town of Saint Clar and its amenities.

  • Lots of outdoor space to enjoy with a book, the pool or company.

  • The separate guest house so everyone can get some peace when needed!

Who will love it?

A family, a couple, those who love to entertain, or anyone seeking the peace of the countryside with the added benefit of a guesthouse that could generate rental income.

The property offers excellent potential. The barn, subject to the necessary planning permissions, could be converted into additional living space, or adapted for a variety of uses — from housing a car collection to accommodating animals, or even extending the existing gym.

Currently enjoyed as a second home, the property would work equally well as a full-time residence. However, it is worth noting that the two upstairs bedrooms in the main house are accessed by stepping over a substantial structural beam. This may not be ideal for young children but would suit teenagers perfectly.

There is also scope to reconfigure this area — for example, by removing partition walls to create a larger bedroom with an en-suite, potentially incorporating part of the landing. The result could be a fantastic private retreat, ideal for an older child or teenager.

Originally a traditional Gascon house, the property has been recently renovated to offer modern comfort while retaining its character. It feels both welcoming and spacious, filled with natural light — and the addition of a separate two-bedroom guest house is a real asset.

The pool is perfectly positioned: close enough to enjoy easily, yet far enough not to dominate the house. There is ample outdoor space, both covered and open, ideal for making the most of the Gers climate.

The 77m² garage provides excellent storage for all kinds of needs, and for those feeling energetic, there’s even a gym — or, as I like to call it, the torture room!
