This property in a nutshell

Situated on the Chemin de Saint Jacques, in the heart of a thriving village with amenities, this 1960’s property is perfect for first time buyers, anyone looking for a potential gîte or B&B business, or someone needing space for storage or business use.

The house itself has four bedrooms, is on two levels, and ready to move in to.  Adjacent is the garage which is currently being used for storage and as utility space.

Above the garage is the set up for a separate studio apartment.  Although it needs modernising, there is already an old kitchen and shower room with WC in place.

Behind the property, on the other side of the garden, is a large enclosed hangar and workshop, perfect for a collector of vehicles or a mechanic.

Let’s take a look inside

The front door leads straight in to a small hallway with a WC on the left, staircase, and doors leading to the kitchen and the living room.  The kitchen has a large window looking out to the street in front, and a hatch opening on to the living room.  Beyond the kitchen is a useful space which could serve as a breakfast room or playroom.

Through an archway we discover the spacious living room, currently part dining, part sitting rooms, with the wood pellet burner in the corner.  Light comes in through the French doors at one end of the sitting room.  There is access to the garage/utility room from here.  The downstairs is completed by a shower room with WC.

Upstairs is traditional with four bedrooms, one of which is used as an office and has doors leading out to the balcony, the studio and steps down to the road.

The Studio

Above the garage, we find an independent studio apartment in need of renovation.  More recently used as a craft area by the owners, it has a kitchen, shower room and toilet behind the large living room.

Step outside

Although the front of the house is on the roadside, there are two side entrances to the property.  One gives access to the garage, the other leads to the studio, and the garden can be reached by either.  Beyond the garden is a vast 106m² hangar, with a workshop area attached.

This property is more than just a house, this has potential for a business too, right in the centre of a thriving village which thanks to the Camino de Santiago running right through it, presents opportunities for year-round trade.

Who will love it?

First time buyers, a family, someone who wants the space to establish a business either in the hangar or by using the adjacent studio.

More than just a house, there is the possibility of creating a B&B business on the Chemin de Saint Jacques, or an annexe for family and friends. Also, the hangar would be perfect for someone wanting to create a business in the heart of the village, a mechanic perhaps. This is a lot of property with great potential.
