Marianne’s Way

A calm, clear and personal way to buy or sell a home in the Gers

Buying or selling a property in the Gers region of south west France should feel exciting, not overwhelming.

You’re on a journey of discovery and change and my role is to keep everything steady and clear, guiding you through the process at your pace.

Whether you’re local and know the system well, or relocating from abroad and navigating it all for the first time, my approach is always personal, always practical, and always designed with your best interests at heart.

FOR SELLERS

A thoughtful, honest and well-managed sale from start to finish

1. A personal visit to understand your home

I visit your property myself, take time to understand its character, layout, strengths and unique appeal — all the details that help me match it with the right buyers.

2. Honest, realistic pricing advice

I know from over 25 years in the French real estate business how important it is to achieve a strong sale, but also how damaging an inflated price can be.

I never overvalue a property simply to secure a mandate; it leads to the wrong viewings, unsuitable buyers and low offers that help no one.

My role is to guide you confidently towards a price that attracts serious interest and leads to a successful sale — without pressure or unrealistic expectations.

3. Beautiful, professional marketing

Every listing includes:

✔ professional photography
✔ drone images where suitable
✔ a detailed floor plan
✔ advertising across major French and international portals

It’s a complete, consistent package — handled entirely by me.

4. Carefully qualified viewings

I respect the time and effort it takes to prepare a home, which is why every potential buyer is qualified in advance. There will be no inappropriate viewings, no unnecessary disruption, and no false hopes.

And because I know your home personally, I present it clearly and confidently — highlighting the features that matter most.

5. Clear communication throughout

You’ll always know where things stand. I share updates promptly, with regular feedback and next steps — no chasing, no silence, no wondering what’s happening behind the scenes.

6. Guiding you through the legal process

Whether you’re familiar with the Notaire system or new to it, I explain each stage clearly, help with paperwork where appropriate and make the journey as smooth as possible.

7. A considered, well-supported completion

I’m with you on signing day and remain on hand for any post-sale questions or practicalities. Many clients stay in touch long after completion — often recommending me to friends or becoming friends themselves.

FOR BUYERS

Helping you find the right home — not just any home

1. A warm first conversation

Every search begins with a relaxed, honest chat about what you’re looking for, the lifestyle you want to build, and your budget. I listen carefully so that nothing is rushed, overlooked or assumed.

2. A search shaped around you

Once I understand what matters most to you, I only show homes that genuinely fit — no pressure, no time-wasting and certainly no taking you to properties outside your price range “just in case”.

People move to the Gers for a calmer, simpler life; taking on financial strain isn’t part of that vision.

If you’re looking for something specific, I can also source homes through my local network — including Marianne’s Mystery Homes, discreet off-market properties I share only with buyers who are the right fit.

3. Well-prepared, well-informed viewings

Because I show every home personally and know its features, quirks and charm, you get clear, honest answers and a viewing that feels unhurried and helpful. No scripts, no guesswork, no second-hand information.

4. Steady communication, no chasing

I keep you informed at every stage, offering clarity on the buying process whether you’re familiar with French property law or stepping into it for the first time.

5. Navigating the Notaire process together

The Notaire system can feel unusual if you’re new to France — a government-appointed legal authority who may act for both buyer and seller.

Because I’ve guided so many people through the process, I help you understand each step, translate where needed and ensure nothing feels uncertain or rushed.

6. Signing and settling in

On completion day, I’m there in person.

Afterwards, I remain a friendly local contact — someone you can ask about practicalities, recommendations, or simply how to settle gently into the Gascon rhythm.

Everything starts with a conversation.
